We are located right near the middle of downtown Lexington, where you can walk to tons of restaurants, night spots, the Kentucky Theater, the Lexington Opera House and many other business, entertainment and cultural sites. And UK is just several blocks away.
What's included in my monthly assessment fee?
Your monthly assessment fee helps to cover ongoing operations, maintenance and cleaning of the building and Common Areas. A portion of it also goes to funding our Reserve Account to allow for future repairs and replacements. The fees cover your water, property management support, the landscaping and Courtyard facilities such as the grill and your website.
What type of insurance coverage do I need in a condo?
Please discuss your needs with your insurance agent. In general, you will need a "condo policy" which basically covers the contents of your unit.
Maintenance and general building upkeep - Nunn Reserve Study
A Reserve Study was conducted in 2019 to review all the building and Common Area components of the Nunn Building. The study looks 30 years into the future to determine things that will need repair and replacement over the life of the study. One of the primary benefits of the Reserve Study is that it projects the costs of repair over time and adjusts for inflation. The Study also determines the funding requirements to support those maintenance activities.
We anticipate that we will perform periodic refreshes of the Study every 5 years or so to ensure that the assumptions and condition of our building are still valid.
